I understand that making this type of decision can difficult, and I am happy to accommodate in any way possible. With potential clients sometimes being out of the area or even the state it can make progress checks on the client side difficult. Keeping this in mind we can offer you updates via digital media whether it be single pictures to view or playable DVD format.

 

Finding your building site

The building process starts with choosing the land. You may already have selected a lot or property, but if you haven't, the TSA HOMES team will be happy to confidently assist you in your search for the perfect building site.  If you don't find what you are looking for in my inventory of lots the following web site is a good place to start.

Simply do a "Land Search" with your parameters and then email us the reference / MLS#. We will then download the privileged agent detailed data and discuss the pertinent initial information with you, do determine if it's worth a "Drive By". If it is, then try to compile a list of likely sites, map out an efficient tour using the THOMAS GUIDE map and grid system as many sites will be impossible to find with "Map Quest" or other similar systems. Then, after you have viewed the neighborhood setting, commute, schools, services, etc. let us know which sites to tie up for formal studies.

If the MLS search doesn't yields a suitable site, the next plan of action will be to search vacant land ownerships in your parameters that is not being offered through the MLS. Please let us know when you wish to pursue this course of action and we will facilitate it.

Formal feasibility and cost study

Once the potential site has been identified we need to conduct a formal feasibility and cost study to make sure that the site suits your parameters for timelines, economics, and aesthetics. This involves working with County or City offices to identify wetlands or drainage issues, septic issues, or other restrictions. I will typically tie up the property at no risk to my clients for maximum negotiating leverage. This will also place all activities that take place with the land under TSA Homes liability & insurance coverage.

Permit process

If everything looks good the TSA HOMES team will proceed with the permitting process. This will include all related preparatory work as it applies to your site such as surveys, topo mapping, geo-techo analysis, septic design, well sighting and installation, wetlands delineation, establishing building footprint, grading and clearing permits, drainage review and engineering, buffers and set backs as required, sensitive areas reviews, site meetings with our experts and the associated permitting officials, recordings as required, etc. etc. TheTSA HOMES team will handle all the paperwork preparation, submittals, negotiations and dealings with the appropriate governmental agencies, reporting progress to you, our client and future custom home owner, so that you will be fully informed and won't have to worry about a thing.

Picking out your new home plan

Picking out your new home plan with an architect will be one of the most exciting and creative parts of the overall process. We'll be there to facilitate value engineering, help you answer any questions, and find a floor plan and layout that works best for your needs and site. Once we have identified the land, and finalized the house plans, we can take our estimated historical costs and then convert and modify them to actual estimates for your custom home project. With this we can create the most cost effective approach as we forge the critical path schedule.

Permits, Site Development, and construction

Now that we have the site, the plan, and financing in place, we can accelerate the permitting process and conduct site preparations as needed and allowed. During the site development & construction process, we would like you to involve yourself as much as you feel are needed. We want you to know what is happening every step of the way. We also want to provide you with a way to keep up to date with the progress of construction in your absence using digital media.
